🏗 Delayed deadlines, frozen projects, and reduced activity of developers have become the norm for the housing market in the context of a full-scale invasion.

According to analysts from LUN, out of 1597 queues planned for commissioning since the beginning of the war (from the second quarter of 2022 to the third quarter of 2023), only 42% of the facilities have been completed. The remaining 58% remain in the status of long-term construction. The situation is particularly alarming for 30% of the facilities, the deadlines for which have been postponed indefinitely, raising doubts about their completion at all.

▪️ Among the completed facilities, the situation is also not very encouraging: only 15% were completed within the scheduled deadlines. Another 27% were completed with delays ranging from half a year to several years. This state of affairs indicates significant pressure on both developers and buyers, who have been waiting for their housing for years.

Despite all the challenges, the real estate market continues to function. Since the beginning of the war, sales have started in 479 new residential complexes, indicating demand and relative stability in the primary market. The highest activity has been recorded in the Lviv region, which has become a sort of epicenter of new construction. Kyiv and the Kyiv region are in a distant second place. The top five active regions also include Zakarpattia, Ternopil, and Ivano-Frankivsk regions.

▪️ However, even such activity significantly lags behind pre-war rates. If in 2020-2021 construction in the country flourished, then in 2024 the volumes of new housing still remain half as low.
