📍 In January, 23 new buildings (38 sections) were put into operation, the most in the Kyiv region. The total number of completed facilities reached 763, with the leaders in the share of completed residential complexes being Odesa (54%), Volyn (48%), Dnipropetrovsk, and Rivne regions (43% each). The cost per square meter in dollars has increased in most regions by 1-8%, remaining stable only in certain areas. In Kyiv, the average price per m² is $1,351, which is 5% lower than a year ago.
In the secondary market, the supply has significantly increased, especially in Zhytomyr, Ternopil, and Ivano-Frankivsk regions, where the number of listings has doubled. In Kyiv and the region, the increase was 50%. Despite this, demand for housing exceeds supply in many regions. For example, in Vinnytsia, Chernivtsi, and Ternopil regions, the number of responses to listings exceeds the number of listings by 15-19 times. In the capital, there are two responses per listing. Regarding prices, in Kyiv, the average cost of a one-bedroom apartment was $88,000, a decrease of 3% over the year. The most expensive area remains Pechersk ($135,000), while the most affordable prices are in the Desnyanskyi district ($46,000).
📍 In the rental market, the number of listings has decreased in all regions, leading to increased demand. In Kyiv, the average rent for a one-bedroom apartment remained at 17,000 UAH, with an annual growth of 3%. The most expensive offers are in the Pechersk district (22,000 UAH), while in the Desnyanskyi district, housing can be rented for 10,600 UAH. Demand for rent has particularly increased in Cherkasy and Rivne regions, and in Kyiv, the number of inquiries has risen by 21% in a month. The ratio of listings to responses in the capital is 1:7, indicating high interest from tenants.
