February 2025 brought noticeable changes to the real estate market of Ukraine. Secondary housing prices rose in most regions, developers are ramping up construction pace, and the rental market shows instability.
📍 Primary market: recovery pace is increasing
As of the end of the month, 77% of sales departments of new buildings are operating, with this indicator reaching 96% in the Transcarpathian region. In February, 12 houses in 9 new buildings were put into operation in Ukraine. The leaders in construction activity were Odesa (55%) and Volyn (51%) regions.
Regarding prices, the average cost of housing in new buildings increased by 9% in dollars over the year. The most expensive square meters were in Chernivtsi, Rivne, and Vinnytsia regions (+15%). Kyiv traditionally ranks first in price – $1,340 per 1 m².
📍 Secondary market: activation of offers and price jump
February showed an increase in the number of offers for the sale of secondary housing, especially in Dnipropetrovsk, Vinnytsia, and Kirovohrad regions (+50% compared to January). Prices also went up – particularly in Volyn region, one-bedroom apartments increased by 7% ($51,500), and over the year – by 31%.
In Kyiv, the average price for a "one-room" apartment reached $90,200, but it all depends on the district: in Pechersk – $133,600, and in Desnyansky – $46,200.
Demand for secondary housing remains high. In Vinnytsia, Ternopil, and Chernivtsi regions, there are 16-17 responses for one new listing, indicating significant deficiency in offers.
📍 Rental: prices hold steady, demand outpaces supply
The rental market remained unstable. In Kyiv and Zhytomyr regions, the number of new listings decreased by 14-15%, while in Cherkasy, Poltava, and Volyn it increased.
It is most expensive to rent an apartment in Kyiv – 17.6 thousand UAH/month, while in the Pechersk district – up to 23 thousand UAH. Dnipropetrovsk region ranked second (almost 14 thousand UAH).
Demand for rentals in most regions exceeds the supply. The largest deficit was observed in Zhytomyr, Ternopil, and Vinnytsia regions. In Kyiv, there were an average of 10 responses for each ad, and in the region – 1.
