📉 Despite high inflation, the cost of apartments in new buildings in many cities of the country shows a downward trend. This applies to both regions near the combat zone and western areas or the capital.
🔹 Where are prices falling?
Zaporizhzhia has become a leader among cities with the largest drop in new building prices. Here, over the past six months, the price per square meter has fallen by 12%, reaching the mark of 630 dollars. The city offers 11 residential complexes, 6 developers provide installment plans, and 5 offer mortgages under the "eHousing" program.
Uzhhorod has also noted a significant drop of 11%, attributed to reaching a price peak. Today, the square meter in this city costs 1,070 dollars, and buyers are increasingly paying attention to housing in other safe western regions.
Kharkiv (-10%), Mykolaiv (-7%), Zhytomyr (-7%), Sumy (-6%), and Poltava (-5%) also record price declines for new buildings. For example, in Kharkiv, a square meter costs 620 dollars, while in Poltava it is 770 dollars.
Lviv (-4%), Kyiv (-3%), and Dnipro (-3%) have also made the list of cities with falling prices. For instance, in the capital, a square meter is sold for 1,230 dollars, while in Lviv it is 1,300 dollars.
🔹 Where are prices rising?
Not all cities are following the path of reduction. In Kropyvnytskyi, the cost of housing has risen by 8%, and a square meter here now costs 1,070 dollars. A similar increase has been recorded in Rivne (+8%).
Ternopil, Cherkasy, Ivano-Frankivsk, Lutsk, and Khmelnytskyi also show growth from 2% to 4%. For example, in Ternopil a square meter in new buildings costs 690 dollars, while in Khmelnytskyi it is 650 dollars.
