The demand for private houses in Ukraine remains consistently high, and the number of transactions for the purchase and sale of land plots and residential real estate is setting new records.
➡️ According to the State Statistics Service, in 2023, 307,622 contracts were concluded, which is 76.3% more than in 2022. In 2024, the market grew by another 28%, reaching 393,217 transactions.
The increase in demand for private houses can be explained by several key factors:
▪️The autonomy of housing has become a priority for many Ukrainians - the availability of private generators, independent heating, and stable internet makes such houses more comfortable and independent from communal infrastructure.
▪️The security aspect plays a significant role: the remoteness from large cities reduces risks associated with shelling and disruptions in energy supply.
▪️Private real estate and land plots have become an attractive investment asset, as their value is steadily increasing, making purchases a profitable long-term investment.
The geography of demand (December 2024 - February 2025):
📍Kyiv region - the leader in the number of requests: from December 2024 to February 2025 the demand increased by 53%.
📍Lviv region - +36% over the same period.
📍Ivano-Frankivsk region - +13%, however, compared to October 2024, interest decreased by 18%.
Price dynamics (October 2024 - February 2025):
▪️Kyiv region - +1% (4.58 → 4.62 million UAH).
▪️Lviv region - +10% (3.24 → 3.58 million UAH).
▪️Ivano-Frankivsk region - +10% (3 → 3.3 million UAH).
Despite market fluctuations, the Kyiv region remains the most expensive region - prices here are 29% higher than in the Lviv region and 40% higher than in Ivano-Frankivsk.
The largest share of transactions (69.6%) is accounted for by buying and selling, 30.1% - gifts, 0.2% - exchanges.
