In April 2025, the situation in the Ukrainian real estate market remained dynamic and regionally diverse. According to analysts from DIM.RIA, both the primary and secondary real estate markets, as well as rentals, showed both growth and decline in individual indicators.
In the primary market, activity remained stable: 77% of new building sales departments operated openly. During the month, 16 new buildings were put into operation, with the most in the Lviv and Kyiv regions. The largest share of completed properties was recorded in the Rivne, Zaporizhzhia, Odesa, and Volyn regions. At the same time, the cost per square meter in dollars increased the most in the Zhytomyr, Poltava, Odesa, and Dnipropetrovsk regions — by 3–5%. Conversely, in Chernihiv and Kharkiv regions, there was a decline of 5%. Kyiv retains its status as the most expensive city — $1,369/m².
The secondary market saw a revival. The most new listings appeared in the Kirovohrad, Cherkasy, and Ternopil regions. Especially noticeable was the price increase for one-bedroom apartments: +12% in the Kherson region. In Kyiv, the average price for such an apartment reached $91,500, with a record in Pechersk at nearly $132,000. Demand for secondary housing grew across the country, with the highest interest observed in the Kirovohrad region.
The rental market showed instability. In several regions, in particular, Kirovohrad, Cherkasy, and Odesa, the supply increased. However, in Poltava and Kyiv, it decreased. Prices fluctuated slightly, but in some regions sharp changes were recorded: in the Kherson region, rentals decreased by 22%, while in Poltava, they increased by 10%. In Kyiv, the average rental price for a one-bedroom apartment was 17,500 UAH, with maximum values in Pechersk (22,500) and minimums in the Desnyanskyi district (10,500).
Thus, the real estate market in April continued to adapt to new conditions: the growing interest in secondary housing, the rising prices of one-bedroom apartments, and regional fluctuations in rentals indicate a gradual revival.
