According to LUN, as of the end of November 2025, rental prices vary across different regions: in some places they have 'stayed the same', in others, they show rapid growth. There are regions where the increase has exceeded 20% over the last six months.

🔸 ONE-BEDROOM APARTMENTS

The highest rental price for a one-bedroom apartment is recorded in Uzhhorod — 21.3 thousand UAH per month. Over the last six months, the cost here has remained unchanged. Stability is also observed in Lviv (17 thousand UAH) and Lutsk (14 thousand UAH).

In Kyiv, prices dropped by 3% to the level of 16 thousand UAH, while in Ivano-Frankivsk, on the contrary, an increase of 15% was recorded, which brought the city into the top of expensive rental markets. The most significant increase in 'one-bedroom apartments' occurred in Odesa — +18%, reaching an average of 10 thousand UAH.

The lowest prices are observed in cities of the eastern and southern regions:

▪️Kharkiv — 4.5 thousand UAH (+13%),

▪️Zaporizhzhia — 5.5 thousand UAH (+10%),

▪️Mykolaiv — 6 thousand UAH (no change),

▪️Chernihiv — 7 thousand UAH (no change).

🔸 TWO-BEDROOM APARTMENTS

In the segment of two-bedroom apartments, Uzhhorod also remains the leader — 29.8 thousand UAH. In Kyiv, a slight decrease of 4% was recorded — to 23 thousand UAH.

Lviv shows growth to 21 thousand UAH (+5%).

The most affordable two-bedroom options remain in Kharkiv (6.5 thousand UAH), Zaporizhzhia, and Chernihiv (7 thousand UAH), as well as in Sumy (7.5 thousand UAH). The most noticeable growth in the last six months has been in Odesa and Vinnytsia (+18%), where the average rent reached 13–13.5 thousand UAH.

🔸 THREE-BEDROOM APARTMENTS

The cost of three-bedroom apartments is traditionally the highest.

The largest figures are maintained in:

▪️Uzhhorod — 35.5 thousand UAH,

▪️Kyiv — 30 thousand UAH (correction -5%),

▪️Lviv — 27 thousand UAH.

The lowest prices are offered by cities:

▪️Kharkiv — 8 thousand UAH,

▪️Zaporizhzhia — 9 thousand UAH,

▪️Chernihiv — 10 thousand UAH.

Growth in this segment was less noticeable, however, Odesa again demonstrates one of the highest rates — +12%.
