In Q1 2025, Ukraine’s secondary housing market became more active, with price growth recorded in almost all regions. The most dynamic price increases were observed in the western regions, particularly in Uzhhorod, which for the first time surpassed Kyiv in the cost of 1-bedroom apartments.
The average price of a 1-bedroom apartment in Uzhhorod increased by 16% to $64,000, while in Kyiv it rose by 5% to $63,000. In Lviv, this figure remained stable at $65,000.
2-room apartments: Kyiv — $100 thousand (+8% over six months), Lviv — $92.5 thousand (+4%), Uzhhorod — $90 thousand (+14%).
In the three-bedroom apartment segment, Kyiv remains the leader, with the average price reaching $148,000 (+10% over the past six months). Lviv and Uzhhorod follow with prices of $113,000 and $105,000, respectively.
The lowest prices were recorded in Khmelnytskyi, Ternopil, and Ivano-Frankivsk. 1-room apartments — $35–38 thousand, 2-room apartments — $48.8–55 thousand, 3-room apartments — $58–70 thousand.
The cost of 1 m² in Kyiv on the secondary market: 1- and 2-room apartments — $1500, 3-room apartments — $1600. For comparison: in May 2023, the price of a 'square' was $1330–1350.
The housing affordability index improved — the ratio of the cost of an average apartment to the average salary has also improved in many regions. In Kyiv, purchasing a 1-room apartment requires 8 years of work, which is 5% less than six months ago, in Lviv — 9.1 years (–10%), in Ternopil — 6.1 years (–10%).
According to LUN, 39% of potential buyers expected price increases at the beginning of the year — the forecasts came true.
