According to the "Interactive Report" of GIS "Uvecon", in September 2025, the real estate market in Kyiv demonstrated balanced growth in most segments. The demand for housing and rental continues to rise, while sales prices are gradually stabilizing after the summer period.
🏘 RESIDENTIAL REAL ESTATE
The average price on the secondary market in Kyiv in September was $2060/m², which is 1.8% higher than in August and 6.4% more than at the beginning of the year.
• 1-room apartments — $2140/m² (+2.2% over the month);
• 2-room apartments — $2005/m² (+1.5%);
• 3-room and more — $1870/m² (+0.9%).
The highest prices are traditionally recorded in the Pechersk district — $3090/m², while the lowest are in the Desnyan district ($1460/m²).
The volume of transactions increased by 12% compared to August.
🏢 COMMERCIAL REAL ESTATE
Office spaces in September:
• Average selling price — $1340/m² (+9.6% since the beginning of the year);
• Rental — $19.3/m²/month (+17.8%).
The highest demand is observed for areas from 50 to 150 m² in business centers of class B and C.
Retail real estate has increased in sale value to $2246/m² (+4.3%), and rental rates have risen to $18.5/m²/month (+6.9%). The most active growth is recorded in areas with high pedestrian traffic — Svyatoshyn, Solomyansky, and Holosiivsky.
🏭 INDUSTRIAL AND WAREHOUSING SEGMENT
The market remains stable with slight positive dynamics.
• The average sale price — $535/m² (unchanged since August);
• The average rental rate — $5.9/m²/month (+22% since the beginning of the year).
The demand for logistics spaces has increased by 18%, especially in the directions of Boryspil, Brovary, and Vasylkiv.
