According to the State Statistics Service, the volume of new residential construction increased by 45% in January-June 2025 compared to the same period of 2024. The total area of new buildings for which permits have been issued reached 2.96 million sq. m.
🔹 The multi-apartment segment has become the key growth segment: +45.8% area and over 33 thousand apartments, which is 51.5% more than last year.
📍 Regional construction leaders
▪️Kyiv region — a record 904.9 thousand sq. m (15.5 thousand apartments), an increase of 2.3 times compared to last year.
▪️Lviv region — 540.7 thousand sq. m (+65%), 6.9 thousand apartments.
▪️Kyiv — 367.2 thousand sq. m (+90%), 4.2 thousand apartments.
▪️Ivano-Frankivsk region — 234.6 thousand sq. m (+8%).
▪️Transcarpathian region — 159.3 thousand sq. m (+11%).
▪️Poltava region — 146.9 thousand sq. m.
▪️Volyn — 115.2 thousand sq. m (+17.7%).
At the same time, not all regions are showing growth: for example, in Vinnytsia region, a decline of 38.7% was recorded.
📊 For comparison: 2021 was a peak year for the construction industry — over 12.7 million sq. m of new housing. However, the war sharply reduced the indicators: in 2022 — 6.67 million sq. m, in 2023 — only 4.2 million sq. m, in 2024 — a decline to 3.9 million sq. m. We are now seeing the first signs of a return to a growth trend.
What does this mean for the market?
▪️ For investors — new investment opportunities in regions with the highest growth rates.
▪️ For developers — confirmation of the restoration of buyer trust and a chance to expand project portfolios.
▪️ For buyers — a greater choice of housing and potential competition among developers.
