The real estate market of Ukraine in September 2025 demonstrates ambiguous dynamics. According to analysts at DIM.RIA, prices are rising in most regions, however, the activity of buyers and renters remains unstable.

🧱 PRIMARY MARKET

83% of new building sales departments are operating steadily. In September, 4 new buildings were put into operation in Kyiv, Lviv, Khmelnytskyi, and Volyn regions.

The average cost per square meter in Kyiv is $1,411, with the lowest prices in frontline areas. Demand increased in Chernihiv (+31%) and Kirovohrad (+14%), while it decreased in Zakarpattia, Sumy, and Ivano-Frankivsk.

🏢 SECONDARY MARKET

The number of offers increased in most regions, including Kirovohrad (+38%), Zakarpattia (+22%), and Mykolaiv (+21%).

In the capital, the average price of a one-room apartment is $95,000: from $200,000 in Pechersk to $46,500 in the Desnyanskyi district. Demand is uneven — from +35% in Khmelnytskyi to -19% in Rivne region.

🏠 RENTAL MARKET

The rental offer has increased across the country, especially in Kirovohrad (+73%) and Kyiv (+21%).

Zakarpattia has for the first time outpaced the capital in rental price — 18,500 UAH for a one-room apartment. In Kyiv, the average cost is 15,000 UAH, the cheapest rent is in Kharkiv (≈4,500 UAH).

Demand for rental has decreased in most regions, with the largest drops in Odesa, Volyn, and Chernivtsi regions.
