This autumn, there has been an increase in interest in housing in both primary and secondary markets. A joint study by DIM.RIA and the Association of Real Estate Professionals of Ukraine (AFNU) allows us to better understand the dynamics and learn about the amounts that buyers and tenants eventually agreed upon with the owners.

🔸Primary market: more new buildings, higher prices

As of November 2024, 77% of new buildings continue to operate actively. During the autumn, 40 new objects were put into operation. The most new buildings appeared in Kyiv region (12), Lviv region (8), and the capital (5).

Prices for primary housing are rising: in most regions, the average cost per square meter has increased by 5-7%. The leaders in price increases are Rivne, Mykolaiv, and Zakarpattia regions. In Kyiv, the average price per m² reached $1,341, which remains the highest figure in the country.

The demand for new buildings has also strengthened, especially in central and western regions. In Cherkasy region, the number of search queries grew by 15%, which became the highest increase among the regions.

🔸Secondary market: stability and activity

In the secondary market, prices for housing mostly rose, with the largest increases in Zakarpattia and Rivne regions (+19%). At the same time, in Kyiv, prices for offers in Pechersk and Shevchenkivskyi districts remain the highest ($132,000 and $98,000 respectively), however, actual deals are being made for lower amounts: $98,000 and $82,000.

Interest in secondary housing grew in many regions. Volyn (+40%) and Chernivtsi (+39%) regions became the leaders in demand growth. At the same time, in Kyiv, interest in buying apartments in the secondary market decreased slightly (-7%).

🔸Rent: more offers, different prices

The supply of rental housing has increased in most regions, especially in Odesa, Kharkiv, and Khmelnytskyi regions, while the price in Chernivtsi (+32%) and Zakarpattia (+17%) regions. In the capital, the average rental price for a one-room apartment is 17,918 UAH, but actual deals are usually made for lower amounts, depending on the district (in Desnyanskyi district - for 10,000 UAH, in Sviatoshynskyi - for 12,000 UAH, in Dniprovskyi - for 13,000 UAH).
