📈 The demand for commercial premises is on the rise again — especially in cities with relatively stable security situations. In Kyiv, Lviv, Uzhhorod, and Dnipro, businesses are actively looking for spaces to open shops, cafes, medical and educational centers. The priority is the first floors of residential buildings with high pedestrian traffic. This is not just an office or store — it is an investment that brings stable income or appreciates in value.
According to former president of the Association of Real Estate Professionals Yurii Pita, such properties remain scarce: they are reluctantly sold, as they provide stable rental income. Interest is shown not only by entrepreneurs but also by investors — those who want to rent out the space or sell it later at a higher price.
🔹 Uzhhorod is currently a leader in demand for commercial spaces. The city
has become a new home for thousands of internally displaced persons, and with them came business. Cafes, beauty salons, and mini-markets — these sectors are actively developing.
🔹 Lviv and Kyiv are consistently attractive markets. Here, premises are sought not only in the center but also in residential areas, as long as there is good traffic. There, for example, cafes offering pastries and takeout pizzas are actively opening.
🔹 Dnipro has demand for properties of 100–300 sq. m, especially for dental practices, sports sections, and stores. Investors have become more active — the majority of transactions are no longer for personal use but for passive income. Out of 10 clients buying premises, 6−7 are of this type.
🔹 Meanwhile, Odesa and Kharkiv have lost part of their demand. Due to proximity to the front and security risks, many premises remain without tenants and are sold at a discount. Increased demand is only observed for premises located on the first floors of residential buildings. Offices, on the contrary, are hardly in demand.
💰 Prices range from $800 to $3500 per sq. m.
In Kyiv, for 65 sq. m in Podil, they are asking for 6.9 million UAH, in Lviv — 3.2 million for 41 sq. m, and in Uzhhorod — over 10 million for 170 sq. m. In Kharkiv, you can find properties at three times less.
