The demand for commercial premises is on the rise again — especially in cities with relatively stable security situations. In Kyiv, Lviv, Uzhhorod, and Dnipro, businesses are actively looking for spaces to open shops, cafes, medical and educational centers. The priority is the ground floors of residential buildings with high foot traffic. This is not just an office or store — it's an investment that generates stable income or appreciates in value.

According to former president of the Real Estate Specialists Association Yuri Pita, such properties remain in short supply: they are not sold readily, as they bring stable rental income. Interest is shown not only by entrepreneurs but also by investors — those who want to rent out the space or sell it later at a higher price.

🔹 Uzhhorod is currently leading in demand for commercial properties. The city has become a new home for thousands of displaced persons, and with them came business. Cafes, beauty salons, mini-markets — these sectors are actively developing.

🔹 Lviv and Kyiv — consistently attractive markets. Here, spaces are sought not only in the center but also in residential areas, the main thing is to have good traffic. For example, cafes with pastries or takeout pizza are actively opening here.

🔹 Dnipro — there is demand for properties of 100–300 sq.m, especially for dental offices, sports sections, and shops. Investors have become active — most transactions are no longer for personal business, but for passive income. Out of 10 clients purchasing premises, 6–7 are such investors.

🔹 Meanwhile, Odesa and Kharkiv have lost part of the demand. Due to proximity to the front and security risks, many properties remain without tenants and are sold at a discount. Increased demand is only observed for spaces located on the ground floors of residential buildings. Offices, on the contrary, have almost no demand.

Prices range from $800 to $3500 per sq.m.

In Kyiv, 65 sq.m in Podil is being sold for 6.9 million UAH, in Lviv — 3.2 million for 41 sq.m, and in Uzhhorod — over 10 million for 170 sq.m. In Kharkiv, similar properties can be found for three times less.
