August confirmed a gradual recovery in activity in the housing market. Analytics from DIM.RIA indicates steady growth in demand for both purchase and rent, accompanied by a moderate increase in prices.
Primary Market
▪️ Supply. The share of working sales departments remained at the level of July — 83%. Ten houses have been commissioned in seven regions of the country.
▪️ Prices. The most expensive city remains Kyiv with an average of $1,401/m². The lowest cost per square meter was recorded in Sumy and Zaporizhzhia regions.
▪️ Demand. Growing interest in new buildings is observed across the country, with the highest increase in Sumy region (+62%), however, in quantitative terms, it remains low. The leaders in searches are Kyiv and Lviv regions.
Secondary Market
▪️ Supply. The most new listings appeared in Zakarpattia and Cherkasy, while in Kyiv and Volyn, their number decreased.
▪️ Prices. Compared to July, the cost of housing changed slightly, but shows growth in annual terms. The average price of a one-room apartment in the capital reached $95.2 thousand (+12% y/y).
▪️ Demand. Interest from buyers increased in most regions, particularly in Rivne (+34%) and Ternopil (+25%). In Khmelnytskyi region, demand, on the contrary, decreased (-22%).
Rental Market
▪️ Supply. The largest increase in listings was in Zakarpattia region (+47%), the largest decrease was in Kirovohrad (-58%).
▪️ Prices. Kyiv retains its status as the most expensive city: the average rent for a one-room apartment is 19 thousand UAH (+4% over the month). Pechersk district is the leader in price (25.2 thousand UAH), Desnianskyi is the most affordable (12.7 thousand UAH).
▪️ Demand. The most significant growth was recorded in Volyn and Lviv regions. At the same time, interest slightly decreased in Zakarpattia.
