📍In 2024, the real estate market in Ukraine demonstrated growth — notaries certified 452 thousand buy-sell agreements according to the Ministry of Justice. This is 12% more than in 2023, yet still 28% less than before the full-scale invasion.

The main asset for investment remains land. More than 60% of all transactions were related specifically to land plots — this amounts to 273 thousand contracts, which is 18% more than last year. Currently, such transactions are being concluded at 11% less than in 2021. In comparison, at that time notaries certified 306 thousand similar contracts. Land outpaces housing in popularity: the number of transactions for apartments and houses increased by only 3%, to 178 thousand, which is nearly half of what it was in 2021.

Demand for mortgages has also increased — Ukrainians issued over 12 thousand loans, which is 14% more than in 2023. The primary driver of this growth was the state program “eOselya,” which accounted for 70% of all issued mortgages.

Land remains the most sought-after asset, while the demand for housing recovers much more slowly.
