In 2024, the real estate market in Ukraine demonstrated growth — notaries certified 452 thousand purchase and sale transactions according to the Ministry of Justice. This is 12% more than in 2023, but still 28% less than before the full-scale invasion.
The main asset for investment remains land. Over 60% of all transactions concerned land plots — this amounts to 273 thousand contracts, which is 18% more than last year. Currently, such transactions are being made 11% less than in 2021. For comparison, at that time, notaries certified 306 thousand similar contracts. Land outpaces housing in popularity: the number of transactions for apartments and houses increased only by 3%, to 178 thousand, which is almost half of what it was in 2021.
The demand for mortgages also increased — Ukrainians took out over 12 thousand loans, which is 14% more than in 2023. The main driver of this growth was the state program “eOselya” — 70% of all issued mortgages.
Land remains the most sought-after asset, while the demand for housing is recovering significantly slower.
