📍 As of July 2025, the real estate market in Sumy demonstrates a mixed dynamic.

Prices for secondary housing have remained almost unchanged – averaging about $590/m². Meanwhile, rent for apartments has noticeably increased: +15–16% over six months, indicating a growing demand for rentals.

Private houses have added only a few percentage points, while land for development has decreased by about 13% – investors are cautious about expensive assets in the frontline region.

The situation in commercial real estate is diverse:

▪️ Offices: the average sale price has increased by approximately 21% (mostly due to deals involving a few expensive properties), while rent has slightly decreased (~–2%) due to subdued business demand.

▪️ Retail real estate (street retail): +6% in sales and +30% in rentals – small businesses are activating, and demand for spaces is growing.

▪️ Warehouses: sales down by 13%, but rental up by 11%.

Such fluctuations are explained by military uncertainty and limited supply. The segment of housing rental and retail spaces is currently the most dynamic, while the sale of large commercial properties and land remains weak.
